Add-On Testing

Radon and drinking water testing, added to any inspection.

Two of the most common questions we get from buyers of homes on private wells or in radon-prone parts of Southeast Michigan: is the water safe to drink, and is radon a concern in this house? Both can be added to your inspection for one visit, one report — no need to schedule a separate specialist or wait on a second set of results.

Radon Testing — $145

Know your radon level before you own the home.

Radon is the second-leading cause of lung cancer in the U.S., and Michigan homes are commonly affected. We place a continuous digital monitor for a 48-hour test — the EPA-recommended minimum — and your report shows both the 24-hour and 48-hour readings against the EPA's 4.0 pCi/L action level.

Drinking Water Quality Testing — $99

Especially important for homes on a private well.

We test for pH, alkalinity, total chlorine, nitrite, nitrate, copper, iron, and lead, plus an on-site check for coliform bacteria, iron bacteria, and hydrogen sulfide (the "rotten egg" smell). Results are built into your report the same way every other finding is — clearly labeled, with reference guidelines, not buried in a separate lab PDF. Learn more about water testing →

Private wells aren't regulated the way public water systems are — there's no official "pass or fail." We report against the same EPA reference levels used industry-wide so you have real context for what the numbers mean, on the day of your inspection.

Add both to your inspection →
Asbestos Survey & Clearance

Starting at $775, scoped to your property.

Asbestos survey pricing starts at $775 and increases depending on property size and scope of suspect materials. A brief consultation determines final pricing before scheduling.

Repair Estimates

Free estimates for repairs. Priced as an inspection for acquisitions.

If you already own the property and need a repair estimate — roofing, plumbing, HVAC, foundation, and the other trades we work with — that estimate is free. If the property is being acquired (a purchase or investment decision), that falls under our inspection pricing above rather than a free repair estimate, since it requires a full evaluation rather than a single-trade estimate.
