Monroe, Temperance, Dundee, Bedford Township and Frenchtown Township. In-town homes on city utilities, and country properties with their own well and septic.

Monroe County sits at the southern edge of our service area, along Lake Erie's western shore and the Ohio border β genuinely different terrain than the denser suburbs further north. The county mixes established communities in and around the city of Monroe with a more rural, agricultural character in the surrounding townships, and that mix matters for an inspection: well and septic systems are a real, common consideration outside the city itself in a way they simply aren't in Wayne or Oakland County, and lake-adjacent properties bring their own moisture and drainage considerations worth checking specifically.
Whether you're buying in an established Monroe neighborhood or a more rural property in Bedford Township or Dundee, the inspection accounts for which situation you're actually in β municipal utilities versus well and septic changes what actually needs checking, and it should change the inspection too.
Established in-town neighborhoods. The city's building department publishes permit information, which helps when work has been done on the home.

A small town with older homes in the village and rural properties around it.
Lake Erie and river-adjacent properties where drainage, moisture and crawlspaces deserve specific attention.
Outside the city, private water and sewage systems are common. We inspect what is visible and point you to the county health pages for permits and records.
Low ground and shoreline lots make grading, sump systems and crawlspaces worth a closer look.
Outbuildings, long driveways and larger lots mean more to document. We do it in a single report.
Both can be added to the same visit: radon $145, drinking water $99.
Monroe County inspections start at $350. Add the $99 water test if the home draws from a well, and the $145 radon test for any below-grade living space. See pricing Β· See a sample report
