Full home inspections are priced by square footage and start at $350. A home up to 1,100 sq ft is $350 by cash or check and $375 by card. Larger homes scale up, for example $525 to $550 for 1,501 to 2,000 sq ft and $700 to $750 for 2,601 to 3,500 sq ft. See the pricing page for every tier.
Yes. A sewer scope camera inspection is included with every full home inspection at no extra charge. Bird Dog inspections do not include the sewer scope.
Bird Dog is a fast, affordable property screening for investors who are looking at many deals and need to find the ones that fit their buy box. It is $150 for media capture plus a $19.99 AI report, and it does not include a sewer scope.
Reports are same-day. They include photos, video, plain-English findings and an estimated repair cost for each finding.

Yes. Multi-family and apartment building inspections are priced by unit count and cover every individual unit plus roofing, common areas and shared building systems. Occupied buildings are inspected regularly, with access coordinated in advance.
Yes. If you name exactly what you need inspected, such as the roof and the electrical panel, we limit the inspection to those items and document each one as pass or fail.
Yes. We do independent insurance field inspections for underwriting and claim documentation across Southeast Michigan, with thermal imaging, drone and sewer scope capability when it is needed.
Commercial properties, new construction and pre-closing walkthroughs, pre-listing inspections, asbestos surveys, radon testing ($145) and drinking water quality testing ($99). Thermal imaging and drone roof views are used when they help.
