Mold & moisture · Michigan homes

Mold is a symptom. Moisture is the cause.

We do not just tell you there is mold. We find where the water is coming from, show you with a thermal camera and moisture meter, and sample the air or a surface when a lab answer will actually change your decision.

What gives it away

Most mold shows up as a smell or a stain long before anyone sees a colony. These are the clues that bring people to us in Southeast Michigan:

Musty basement airA damp, earthy smell that gets worse after rain or in humid summers.
Stains & bubbling paintBrown rings on ceilings, peeling paint or swollen drywall near walls and windows.
Recent water eventsA past leak, a flooded basement or a roof repair that nobody can fully document.
02

Finding the source first

Cleaning mold without fixing the water feeds the next outbreak. So the inspection starts with moisture: a pin and pinless moisture meter on suspect walls and floors, and a thermal imaging camera to read temperature patterns that point to hidden dampness behind finishes.

Thermal images do not detect mold. They show where to look, which is why every hit gets confirmed with a meter reading and a closer visual check.

When sampling is worth it

Sampling is a tool, not a ritual. When there is visible growth you can already see, a lab will not change the plan. When there is a smell with no visible source, a health concern in the household, or a transaction that needs documentation, air or surface samples are collected and sent to an independent lab, and the results go in your report.

Lab turnaround depends on the lab. We tell you the expected timing when we book, and nothing is called clean until the results are in.

04

What you receive

A written report with photos of every moisture reading and thermal capture, the suspected water source, what to fix first, and the lab results if samples were taken. If a remediation contractor is needed, we can point you to one from our referral network and you are free to get your own bids.

05

The honest limits

We can only report what is accessible. Mold inside a sealed wall cavity may not show on any test until the wall is opened. We say so in the report instead of guessing.

Find the water. Fix it. Then worry about the mold.
