Flint, Grand Blanc, Fenton and Davison. A county built around the auto industry, with older housing in the city and newer construction on its edges.

Genesee County grew up around the auto industry β Flint is where General Motors itself was born, and the county's housing stock reflects that history directly: a large share of homes built during the mid-20th-century manufacturing boom, concentrated construction eras rather than the steadier, ongoing growth you'd see in Oakland or Livingston County. Genesee is also one of the few counties in the region, alongside Detroit and Saginaw, that's seen sustained population decline as the auto economy contracted β which matters for an inspection because it means more of the county's housing is aging without the same rate of renovation and system replacement that newer-growth areas see.
In practice, that means original mechanical systems well past their expected service life are common, not rare, and it means knowing which findings are "this house needs real investment" versus "this is normal for a well-maintained home of this era" actually matters for the buying decision. Grand Blanc, Fenton, and Davison's newer construction on the county's outskirts is a genuinely different inspection than a home in Flint itself, and it gets treated as one.
Much of the city's housing dates from the manufacturing boom. Flint has a rental inspections program and publishes building and safety information, and the city's water history makes service-line documentation a real question.

Lake-area homes and larger lots where well and septic show up more often than in the city.
Furnaces, water heaters and electrical panels past their expected life are common in Flint-area housing. We separate "normal for the age" from "needs real investment".
Ask the seller what documentation exists on the water service line. We look at the plumbing we can see and note materials.
If you are buying to rent, we can pair the inspection with a clear repair estimate, so your numbers are real before you close.
Older basements get a close look for moisture, cracks and past repairs.
Genesee County inspections start at $350. Investors buying several Flint-area properties should ask about repair-cost reports, since every finding in ours carries an estimate. See pricing Β· See a sample report

A home inspection is not a lead test. We note visible pipe materials and the age of the home, and you can order lead testing separately. The city and the Genesee County Health Department have the official guidance.
Yes. Every finding in our report comes with an estimated repair cost, which is what investors need to run the numbers.
