Cancellation Policy
Pre-Closing Inspection, LLC - Terms of Service By scheduling our services, you ("Client") agree to these binding terms with Pre Closing Inspection, LLC ("Company"). This policy is part of your Service Agreement. 1. Service & Report: Our service is a non-invasive, visual inspection of the property's readily accessible components. The report is a "snapshot in time," not a warranty or guarantee against future defects. The scope of work is defined in your Service Agreement. The report is confidential for Client's use only; we are not liable for third-party use. 2. Payment & Fees: The inspection fee is due from sale proceeds at closing. A successful closing is a condition precedent for this payment method. You irrevocably authorize payment from closing proceeds. Backup Payment: If the property does not sell or close within 180 days or the listing terminates, the full fee is due immediately, and you authorize the Company to charge the credit card on file. Cancellation: A $125 fee applies for cancellations with less than 24-hour notice or if access to the property is denied. 3. Client Obligations: Client must provide safe access to all areas and ensure all utilities are on for the inspection. Client acknowledges their legal duty to disclose all known material defects to buyers, including any identified in our report. 4. Liability & Disputes: The Company's liability for any claim (including negligence, errors, or omissions) is limited to the fee paid for the service. Any legal action must be brought within one (1) year of the inspection date. This agreement is governed by Michigan law, and disputes will be resolved through binding arbitration in Michigan. 5. General: This policy and the Service Agreement constitute the entire agreement. If any part is found unenforceable, the rest remains in effect. Booking our service confirms you have read, understood, and agree to these terms.
