Thermal Imaging in Southeast Michigan Home Inspections: What FLIR Cameras Can (and Can't) Reveal
Walk through a home inspection in Metro Detroit and you might see the inspector pointing a handheld camera at walls, ceilings, and outlets that look completely normal. That's a thermal imaging camera, often called FLIR, and it's become one of the more useful tools for catching problems that a visual inspection alone would miss. But thermal imaging isn't magic, and understanding what it can and can't do helps buyers and sellers set realistic expectations.
How Thermal Imaging Works
A FLIR camera doesn't see through walls. It reads surface temperature differences and translates them into a color image. Warmer areas show up differently than cooler ones, and those temperature patterns often point to something happening behind the surface — a wet insulation cavity, a missing batt of insulation, an overloaded electrical connection, or air leaking around a window frame.
In Southeast Michigan, where homes deal with hot, humid summers and cold, dry winters, those temperature differentials tend to be pronounced, which makes thermal imaging especially effective here compared to milder climates.
What It Commonly Reveals
- Hidden moisture: Wet materials cool faster than dry ones, so thermal imaging can flag possible roof leaks, plumbing leaks inside walls, or moisture intrusion around window and door openings before staining is visible.
- Insulation gaps: Missing or compressed insulation in exterior walls and attics often shows up as a distinct temperature pattern, sometimes in a telltale striped or patchy look between wall studs or ceiling joists.
- Electrical hotspots: Loose connections, overloaded circuits, or failing components can generate excess heat. Scanning an electrical panel or outlets can catch a developing fire hazard long before it trips a breaker or causes visible damage.
- Air leaks: Drafts around windows, doors, and rim joists are easier to confirm with a temperature reading than by feel alone, especially on a windy day.
- HVAC and duct performance: Uneven heating or cooling in ductwork or supply registers can point to leaks or blockages in the system.
What It Can't Do
Thermal imaging shows temperature differences, not moisture or defects directly. A cool spot on a wall could mean a wet insulation cavity — or it could mean a stud, a missing baseboard, or simply airflow from a nearby vent. That's why an experienced inspector always confirms thermal findings with a secondary tool, like a moisture meter, before flagging something as a real concern. Thermal imaging is a lead generator, not a standalone diagnosis.
It's also weather- and condition-dependent. A wall that was recently exposed to direct sun, or a home where the HVAC just cycled on, can produce misleading readings. That's part of why timing and inspector experience matter as much as the equipment itself.
Why It's Worth Requesting
For older homes throughout Wayne, Oakland, and Macomb counties — many built well before modern insulation and electrical standards — thermal imaging often surfaces issues that would otherwise go unnoticed until they become expensive. Catching a wet wall cavity or a hot electrical connection during a pre-purchase inspection gives buyers real negotiating leverage and gives sellers a chance to address issues before they become a problem at closing.
