Spring Thaw Checklist: What Southeast Michigan Homeowners Should Inspect After Winter

Every Southeast Michigan winter puts a home through freeze-thaw cycles, heavy snow loads, road salt, and shifting soil. By the time the snow finally clears in Wayne, Oakland, and Macomb counties, a lot of small issues have usually developed — and they're much easier to catch (and fix) in spring than to discover during a home sale months later. Here's what we recommend homeowners walk around and check once temperatures warm up.

Start With the Roof and Gutters

Ice dams, heavy snow, and freeze-thaw cycling are tough on roofing systems. Once it's safe to look, check for:

• Missing, curled, or displaced shingles, especially near valleys and edges
• Granules collecting in gutters or at downspout exits
• Gutters and downspouts pulled away from the fascia or sagging under old ice weight
• Soft spots or staining on ceilings that could point to a slow winter leak

If your gutters were packed with ice for weeks this winter, it's worth a closer look — repeated ice damming can loosen fasteners and flashing even if there's no visible leak yet.

Walk the Foundation and Grading

Freeze-thaw movement is one of the most common causes of new or widening foundation cracks in this region. Spring is the best time to check because saturated soil makes problems more visible.

• Look for new cracks, or existing cracks that seem wider than last fall
• Check that soil still slopes away from the foundation — freeze-thaw heaving can flatten or reverse grading over a winter
• Note any settling around window wells, porches, or the driveway-garage joint

Check the Driveway, Walkways, and Concrete Slabs

Road salt and repeated freezing are hard on concrete and asphalt. Look for new heaving, spalling (flaking surface concrete), or cracks that weren't there last fall. Minor surface issues are cosmetic, but larger heaving near the garage or entryway can eventually affect drainage and door operation.

Inspect Exterior Siding, Trim, and Caulking

Wind, ice, and temperature swings can loosen siding panels, crack caulking around windows and doors, and pull trim away from the house. Gaps here aren't just a cosmetic issue — they're a common entry point for moisture and pests once warmer weather arrives.

Test the Sump Pump and Check the Basement

Spring thaw combined with rain is when sump pumps work hardest. If yours ran constantly through a thaw and you didn't hear it, or if you're seeing any dampness, efflorescence, or a musty smell in the basement, it's worth having it looked at before summer storm season adds more water to the mix.

Don't Forget the Attic

If your home dealt with ice dams this winter, take a look in the attic for water staining on the underside of the roof deck or on insulation. Even without a visible interior leak, ice dam backups can introduce moisture that's worth catching early.

When a Professional Look Makes Sense

A homeowner walk-through catches the obvious stuff, but some winter damage — hidden roof leaks, early foundation movement, moisture behind siding — isn't easy to spot without the right tools. If you noticed ice dams, a hardworking sump pump, or new cracks this season, a seasonal inspection using thermal imaging or a roof survey can confirm whether it's normal wear or something that needs attention before it becomes a bigger repair.
