When people think about what could be lurking in a Southeast Michigan home, they usually picture cracked foundations, old furnaces, or aging plumbing. Radon rarely makes the list, mostly because it's invisible, odorless, and easy to forget about. But in a region full of basements dug into glacial soil, radon is one of the more common issues we recommend testing for, especially during a home purchase.
What Radon Actually Is
Radon is a naturally occurring gas that comes from the breakdown of uranium in soil and rock. It seeps up through the ground and can enter a home through foundation cracks, sump pits, floor drains, and gaps around pipes. Outdoors, it disperses harmlessly. Indoors, especially in a basement with limited air exchange, it can build up to levels that pose a long-term health risk with prolonged exposure.
Why Southeast Michigan Homes Are Worth Testing
Michigan sits in a region where elevated radon readings are fairly common, and Wayne, Oakland, and Macomb counties are no exception. A few local factors make this especially relevant:
- Basement-heavy housing stock: Full basements are the norm in Metro Detroit, and radon concentrates in below-grade spaces far more than in slab-on-grade homes.

What Testing Looks Like
Radon testing is straightforward and non-invasive. A short-term test typically involves placing a monitor in the lowest livable level of the home for a couple of days under closed-house conditions, meaning windows and exterior doors stay shut aside from normal use. The device tracks radon concentration over that period and produces a report with an average reading.
Because radon levels can fluctuate with weather, season, and even barometric pressure, some buyers choose to test again after moving in if the initial result is borderline. It's also worth noting that a home can test differently from one visit to the next, which is why testing conditions matter and why we follow consistent protocols.
What Happens If Levels Are Elevated
An elevated result doesn't mean a home is unlivable or that a deal has to fall apart. Mitigation systems are a well-established, relatively common solution. Typically, this involves a vent pipe and fan system that pulls soil gas from beneath the foundation and safely exhausts it above the roofline before it can enter the living space. Many homes in our area already have these systems installed, particularly if a previous test flagged an issue.

Radon levels can vary significantly even between neighboring homes, since local soil composition and foundation condition both play a role. We generally recommend testing for any home purchase in Southeast Michigan, especially one with a basement, and periodic retesting for current owners, since levels can change over time as a home settles or foundation conditions shift.
