- Airflow and operation, testing that the system responds properly to thermostat calls for heat and cooling.
- Ductwork visible in basements, crawl spaces, and attics, checking for disconnected sections, crushed runs, or signs of amateur modifications.
- Outdoor condenser condition, including corrosion, bent fins, and whether it's sitting level and properly supported.
Why Furnace Age Is a Bigger Deal Than It Seems
Many furnaces are rated for roughly 15 to 20 years of service, but real-world lifespan depends heavily on maintenance history and how hard the system has been run. In a lot of older Detroit-area homes, furnaces have been swapped once or twice since the house was built, while the ductwork and venting were never updated to match. That mismatch can cause efficiency problems and, in some cases, safety concerns with venting.
For buyers, an aging furnace or AC unit isn't necessarily a deal-breaker, but it's important information for budgeting. Replacing a heating or cooling system is a significant expense, and knowing it's likely needed within a few years changes the math on an offer.
What This Means for Buyers and Sellers
For sellers, a furnace or AC unit near the end of its life is often flagged during inspection negotiations regardless of whether it's currently working. Addressing obvious issues — or at least having service records on hand — can prevent surprises later in the transaction.
For buyers, understanding the age and condition of the HVAC system helps set realistic expectations for the first few years of ownership. Combined with thermal imaging, an inspection can also reveal whether ductwork is delivering air efficiently throughout the home, not just whether the furnace turns on.
